Blue Spruce Properties Ltd entered into an Option Agreement with the landowner of the 1.72 acre site at Long Furlong Lane in East Coker. The site was a greenfield parcel of land which had been previously used as a paddock and had no previous residential development planning consents. Having given careful consideration to the site’s rural setting and surrounding context, Blue Spruce Properties Ltd decided to pursue a full planning application for 10 No. single storey dwellings. In order to maximise the site’s value, the proposal was a 100% open market development. Whilst the site was located on the edge of East Coker’s settlement boundary, the lack of a five year housing land supply being demonstrated by the Local Planning Authority was used to justify the planning application. A full planning application was submitted in November 2017 and was successively approved in March 2018.
After entering into the agreement, Blue Spruce Properties Ltd successfully achieved a full planning consent and completed the sale of the land shortly afterwards with the landowner and a private developer who ultimately purchased the site.
This case study demonstrates our ability to gain planning permission on sites with no previous planning history and which may not normally be considered acceptable for development due to their locality and rural setting.
