Blue Spruce Properties Ltd entered into an Option Agreement with the landowner of the 3.6 acre site off of North Street in Crewkerne. Located behind Ashlands Church of England First School, the site which was previously used as a car park presented a number of challenging constraints which needed to be overcome.
The site previously had the benefit of an outline planning permission for the development of 24 No. houses which was granted in 2005 as well as an approved reserved matters application in 2007. However, the planning permission subsequently lapsed as a result of conditions relating to the site access not being overcome.
Aware of the site constraints, Blue Spruce Properties Ltd submitted a full planning application for the development of 42 No. dwellings and associated works to the Local Planning Authority. This was initially refused however was successively granted on appeal. Whilst the application was approved, concerns had still been raised in relation to pedestrian and vehicular access to the site.
In order to alleviate these concerns, Blue Spruce Properties Ltd negotiated the purchase of third party land to provide an alternative access. Once agreed, a revised planning application was submitted for the demolition of 1 No. dwelling and the development of 44 No. dwellings and associated works.
The revised planning application was welcomed by all parties involved, including Crewkerne Town Council, and was granted by the Local Planning Authority. After almost 3 years of entering into the agreement and once the planning permission was in place, the sale of the site immeditaley took place between the landowner, Blue Spruce Properties Ltd and the Registered Provider we had ultimately partnered up with to deliver the development.
