Project Description

Blue Spruce Properties Ltd entered into an Option Agreement for the 3.2 acre site adjacent to Windsor Close in Mosterton which was previously used for agricultural purposes. When entering into the agreement the site already had the benefit of an outline planning approval for residential development indicatively proposing 20 No. dwellings.

Having appraised the site and the existing planning approval, Blue Spruce Properties Ltd recognised an opportunity to enhance this permission. As a part of the agreement with the landowner therefore, Blue Spruce Properties Ltd partnered up with a Registered Provider and pursued a full planning application for a higher density scheme as it was felt the site was not being maximised under the existing planning approval. A full planning application was therefore submitted for the erection of 36 No. dwellings with associated works. The planning application was submitted in January 2017 and was successively approved in March 2018.

As a result of the increase in the number of dwellings, a higher land value was generated for the landowner as well as providing a much more viable development for our partnered Registered Provider.

This case study demonstrates our ability to take on a development site with an existing planning consent and enhance this by using our design experience ultimately adding value for both the landowner and our client.
