Working with Landowners & Land Agents
As you may be aware, there is currently an acute housing shortage throughout the UK. A number of Local Authorities have so far failed to demonstrate that they have an adequate five year housing land supply. Consequently, sites which would not normally be considered acceptable in planning terms are coming forward and gaining planning permissions. If therefore you are a landowner or a land agent looking to sell either your or your client’s land or you would simply like to know more about the development potential of this then we would like to hear from you.
Landowners
At Blue Spruce Properties Ltd we understand that as a landowner, your land is a very important asset to you and we always take the time to listen to your aspirations.
We work closely with landowners and we pride ourselves on unlocking the full development potential of sites maximising their value.
When it comes to gaining a planning permission and or selling your land, there are a number of ways in which we can work with you. We can be flexible with the arrangements we offer, however typically speaking we tend to either enter into an Option Agreement or a Promotion Agreement.
Land Agents
We have good working relationships with a number of land agents however we are always looking to meet new agents who can help us find the sites we need throughout the south west and south east.
We appreciate that it is not just about what land agents can do for us but also about what we can do for you. We are happy to pay any required agency fee and we of course appreciate that you will want to be retained for the onward sales.

How The Process Works

Sites we typically look for
Location
We are always looking for land throughout the south west and south east with a current and particular focus for sites in Somerset, Dorset, Devon, Gloucestershire, Wiltshire & Hampshire.
Character
We have delivered planning permissions on a number of Greenfield and Brownfield sites. Greenfield sites located on the edge of settelement boundaries are tyically our focus. Given the current housing situation across the UK, these sites may well be looked upon favourably in terms of gaining a planning permission.
Scale
Sites would ideally be between 1-8 acres however we also consider sites both smaller and larger than this. We have delivered and been involved with developments ranging from 10-100+ dwellings.
Planning
Ideally sites would not have any planning permissions attached to them as this is where we feel we can add best value. That being said, we do also look for sites that have an existing planning permission, whether in outline or full as it is often the case we can utilise our design experience and enhance these.
