On Monday 5th August 2024, Somerset Council granted full planning permission for the development of 4 No dwellings at land south of Hawthorn Hill in East Lambrook.
The site is a greenfield piece of land adjacent to East Lambrook’s Conservation Area with a number of Grade II Listed Buildings nearby.
Careful consideration was given to the layout of the site with 2 No dwellings proposed in the northern part of the site set back from Hawthorn Hill and 2 No dwellings proposed in the southern part of the site. A large area of landscaping is provided within the central part of the site to minimise the impact on views to and from East Lambrook Manor Gardens.
Blue Spruce Properties entered into an Option Agreement with the landowners and submitted a Full Planning Application which was validated in March 2023. Somerset Council approved the application in August 2024.
In order to satisfy the requirements of both the Local Planning Authority and Natural England, nutrient neutrality will be achieved by installing a Package Treatment Plant, Pumping Chamber and zero-discharge willow bed systems to serve the proposed dwellings.
